
Contemplating a move to a lifestyle village is a serious decision and it is most important to us that Village life is suitable for you.
To assist you in making a decision following are some frequently asked questions.
Should you decide to proceed with an Application to Reside detailed Disclosure Documents will be provided to you prior to the finalisation of documents.
We recommend that you ask the following questions of all villages you might be considering.

To be granted a Lease you will be required to pay a Lease Loan. The Lease Loan is based on the current "market value" of the Villa. A documentation fee of $1,100 also applies.
A Memorial has been lodged over the Title to protect the interests of Residents in accordance with the requirements of the Retirement Village Act 1992. This means that the Village can only be operated as a retirement village in accordance with the Act.
Residents are granted a Lease for thirty years with an extension of the Lease for eighteen years at the end of that period.
Forest Lakes is a 'Resident funded village' and Residents pay a per calendar month fee to cover the operating costs of the Village. An Annual Budget is agreed between Management and Residents and the residential fee is based on the anticipated costs.
Currently the monthly fee is $232.00
Residents are responsible for maintaining the interior of their Villas, telephone, electricity, water rates, local government rates and insurance for their personal effects. Eligible Residents will receive government rebates on water and local government rates.
The operating costs for the Village include building insurance, exterior maintenance of Villas, heating and air conditioning of common areas, wages and associated employee costs, gardening, emergency call service, administration and accounting fees, common area electricity, water consumption, Attorney Manager's Fees, Auditor's Fees, and other costs for the operation of the Village and provision of services to Residents.
Hairdressing and podiatry services are available and payment is made directly to the provider at the time of the service.
When a Villa is vacated and a new Lease entered into you or your Estate will be entitled to a return based on of the new Lease Loan less a facility fee paid to the Lessor, contribution to the Sinking Fund and agents fees. Should the Villa need refurbishment such as painting or floor coverings the out going Resident is charged.
The monthly fee is paid until your Villa is re leased.
Pets are allowed (conditions apply).
Emergency call service.
Maintenance of buildings and grounds including Club House, Pool House and Activities Centre.
The Lessor has appointed an Attorney Manager, Capital Cove Pty Ltd, represented by Everard Yeo (Director) who is responsible for the administration and operation of the Village. The day to day management is carried out by our on site Village Manager, Gary Williams, who is available Monday to Friday in business hours. He is responsible for the day to day running of the Village including maintenance of buildings and grounds.
The Village operational costs are resident funded and no government assistance is provided.
For your peace of mind there is a twenty four hour emergency call system throughout the Village.
We are most concerned to ensure that village life is appropriate for you and although medical assessments are not required to reside at the Village where appropriate please discuss your individual circumstances with your family and medical practitioners.
